Trinity Estancia Resident Guidebook
Welcome to Trinity Estancia, the newest and most modern residential community in Austin, TX. Our community was designed and built under the 2020 Austin Energy Green Building Multifamily Rating, incorporating sustainable features that promote energy efficiency, water conservation, and responsible waste management.
This guide highlights the green features of the property and provides tips on how residents can contribute to maintaining a sustainable and environmentally friendly community.
Waste Management and Recycling
Trinity Estancia participates in a comprehensive waste reduction program that includes valet trash service, recycling, and composting. These services help reduce landfill waste and support the sustainability goals of our community.
Valet Trash Service
Trinity Estancia provides valet trash collection through Waste Logic. This convenient service allows residents to place trash outside their door for pickup on designated service nights.
Service Schedule
Collection begins: 7:00 PM
Service days: Sunday – Thursday
No service: Friday and Saturday
Valet Trash Instructions
1. Bag and Tie Your Trash
All household trash must be placed inside a standard 13-gallon trash bag and securely tied.
2. Flatten Cardboard Boxes
All cardboard must be broken down and flattened before disposal.
3. Place Trash Inside Your Valet Container
All trash must be placed inside the provided container. Extra bagged trash may be placed on top of the container along with flattened cardboard.
4. Place Trash Outside Before 7:00 PM
Place your trash container outside your door before 7:00 PM on service nights. Trash placed out after this time will be collected during the next scheduled service.
5. Return Container by 9:00 AM
Please bring your empty container back inside your unit by 9:00 AM the following morning.

Trash bags should not exceed 25 pounds
Double bag all pet waste
No loose trash items
Follow valet service guidelines for restricted items
Recycling Program
Recycling is an important way residents can help reduce landfill waste and conserve natural resources.

Electric Vehicle Charging

HVAC (Heating and Air Conditioning)
Each apartment is equipped with an energy-efficient 16 SEER HVAC system, allowing residents to control their individual indoor climate. Every unit also includes a programmable thermostat.
Residents can further improve energy efficiency by:
Adjusting thermostat settings when leaving for vacations or extended periods
Wearing warmer clothing in winter instead of increasing the heat
Using ceiling fans before lowering the thermostat during summer
Thermostats are pre-programmed according to ENERGY STAR recommended schedules.
Lighting
Most apartments and common areas utilize LED lighting systems.
Residents can save additional energy by:
Turning off lights in rooms that are not in use
Keeping light fixtures clean (dust can reduce light output by up to 25%)
CFL Disposal
Compact fluorescent bulbs (CFLs) must be disposed of properly.
Do not place CFL bulbs in household trash. Instead, dispose of them at:

Trinity Estancia residents receive electric service through Pedernales Electric Cooperative (PEC).
PEC offers online tools and resources that allow residents to track electricity usage and manage their energy consumption. Monitoring your energy usage can help you understand your electricity patterns and identify opportunities to reduce consumption and lower your utility bill.

Non-Smoking Community
Trinity Estancia is a non-smoking community.
Smoking is prohibited:
Inside residential units
Inside buildings
Throughout the entire property
Violations may result in fines, lease violations, or eviction proceedings.
Pet Etiquette
Residents must clean up after their pets at all times.
Dog waste stations are provided throughout the property for convenience.
City ordinance requires:
Cleaning up pet waste immediately
Keeping dogs on a leash at all times
Pets may only be off-leash in designated areas such as the Dog Park.
Integrated Pest Management (IPM)
Pests can carry disease and should be reported immediately.
If you notice ants, insects, rodents, or other pests, contact the management office as soon as possible.
Pests are not necessarily a sign of poor housekeeping and can occur in any home.
Residents should avoid using toxic pesticides, such as aerosol sprays or mothballs.
Instead, use safer options such as:

Preventing Pest Problems
The best pest control strategy is prevention.
Residents should:
Clean food spills immediately
Keep kitchens clean
Sweep floors regularly
Rinse bottles before recycling
Take out trash and recycling regularly

Carefully inspect used furniture before bringing it into your apartment, as bed bugs are often introduced through second-hand items. If bed bugs are suspected, contact management immediately.

Trinity Estancia partners with Eco Team Pest Control, which services the property every Friday.

Using environmentally friendly cleaning products can help create a healthier indoor environment.
“Green” cleaning products avoid harmful volatile organic compounds (VOCs) and reduce outdoor smog pollution.
