Trinity Estancia Resident Guidebook

Welcome to Trinity Estancia, the newest and most modern residential community in Austin, TX. Our community was designed and built under the 2020 Austin Energy Green Building Multifamily Rating, incorporating sustainable features that promote energy efficiency, water conservation, and responsible waste management.

This guide highlights the green features of the property and provides tips on how residents can contribute to maintaining a sustainable and environmentally friendly community.



Waste Management and Recycling

Trinity Estancia participates in a comprehensive waste reduction program that includes valet trash service, recycling, and composting. These services help reduce landfill waste and support the sustainability goals of our community.



Valet Trash Service

Trinity Estancia provides valet trash collection through Waste Logic. This convenient service allows residents to place trash outside their door for pickup on designated service nights.

Service Schedule

Collection begins: 7:00 PM

Service days: Sunday – Thursday

No service: Friday and Saturday

Valet Trash Instructions

1. Bag and Tie Your Trash
All household trash must be placed inside a standard 13-gallon trash bag and securely tied.

2. Flatten Cardboard Boxes
All cardboard must be broken down and flattened before disposal.

3. Place Trash Inside Your Valet Container
All trash must be placed inside the provided container. Extra bagged trash may be placed on top of the container along with flattened cardboard.

4. Place Trash Outside Before 7:00 PM
Place your trash container outside your door before 7:00 PM on service nights. Trash placed out after this time will be collected during the next scheduled service.

5. Return Container by 9:00 AM
Please bring your empty container back inside your unit by 9:00 AM the following morning.

Additional Valet Trash Guidelines

Trash bags should not exceed 25 pounds

Double bag all pet waste

No loose trash items

Follow valet service guidelines for restricted items



Recycling Program

Recycling is an important way residents can help reduce landfill waste and conserve natural resources.

Please ensure recyclables are:

Clean

Loose (not bagged)

Free of food residue

Plastic, metal, and aluminum containers should be rinsed before recycling.

Composting Program

Trinity Estancia supports the City of Austin composting program, which helps reduce organic waste sent to landfills.

Tips for Apartment Composting

Residents can easily compost by following these steps:

  • Collect food scraps in a paper bag or BPI-certified compostable bag

  • Store the bag in a kitchen container

  • Sprinkle baking soda to help control odors

  • Freeze or refrigerate scraps until collection day if necessary

Trinity Estancia provides a battery recycling station at the leasing office.

Accepted batteries include:

Alkaline batteries

Rechargeable batteries

Nickel cadmium (NiCad)

Watch batteries

Camera batteries

Cell phone batteries

Laptop batteries

Similar household batteries

Please do not dispose of batteries in regular trash.



Electric Vehicle Charging

Trinity Estancia supports environmentally friendly transportation options by providing electric vehicle charging stations on-site.


The property includes:

  • Two dual EV chargers

  • Four total charging ports available for residents

Residents with electric vehicles may utilize these stations for convenient charging within the community.

Please contact the leasing office for information regarding access, availability, and usage guidelines.

Trinity Estancia encourages residents to utilize environmentally friendly transportation whenever possible.


Bicycle Transportation

Bicycle racks are provided throughout the community. Residents are encouraged to take advantage of the extensive bike lanes and trails available throughout the City of Austin.


Maps of bicycle routes can be obtained from local bike shops or online through the Austin Bicycle Route Map.



Public Transportation

Several bus stops are located within approximately three miles of the community, providing convenient access to transit throughout the city.

Green Building Features

Trinity Estancia was designed with energy efficiency and sustainability in mind. The following features contribute to reduced energy consumption and improved environmental performance.



HVAC (Heating and Air Conditioning)

Each apartment is equipped with an energy-efficient 16 SEER HVAC system, allowing residents to control their individual indoor climate. Every unit also includes a programmable thermostat.

Residents can further improve energy efficiency by:

  • Adjusting thermostat settings when leaving for vacations or extended periods

  • Wearing warmer clothing in winter instead of increasing the heat

  • Using ceiling fans before lowering the thermostat during summer

Thermostats are pre-programmed according to ENERGY STAR recommended schedules.



Lighting

Most apartments and common areas utilize LED lighting systems.

Residents can save additional energy by:

  • Turning off lights in rooms that are not in use

  • Keeping light fixtures clean (dust can reduce light output by up to 25%)

CFL Disposal

Compact fluorescent bulbs (CFLs) must be disposed of properly.

Do not place CFL bulbs in household trash. Instead, dispose of them at:

  • Hazardous waste facilities

  • Retail stores that sell bulbs such as Home Depot or IKEA



Ceiling Fans

Each apartment includes ENERGY STAR ceiling fans in the living room and bedrooms.

Ceiling fans can help reduce energy use by improving air circulation.

Summer:
Fans create airflow that can make a room feel up to 5°F cooler, reducing the need for air conditioning.

Winter:
Fans can run in reverse to push warm air down from the ceiling.

Residents should:

Run fans only in occupied rooms

Turn fans off when leaving the room



Energy Efficient Appliances

Apartments include ENERGY STAR appliances such as:

Washing machines

Refrigerators

Dishwashers

Ceiling fans

Residents can conserve energy and water by following these tips:

  • Run dishwashers and washing machines only with full loads.

  • Wash laundry with cold water when possible.

  • Keep refrigerator temperatures between 36–38°F.

  • Keep freezer temperatures between 0–5°F.

  • Avoid leaving refrigerator doors open.

  • Keep freezers full for better efficiency.

  • Use the air-dry option on dishwashers.

  • Scrape dishes instead of pre-rinsing.

  • Use microwaves or slow cookers for small meals.

  • Keep microwaves clean to maintain efficiency.

  • Cook with lids to reduce cooking time and energy use.



Water Conservation Features

The building design reduces water use by approximately 26.3% compared to City of Austin requirements.


Low-Flow Plumbing Fixtures

Low-flow fixtures are installed throughout all units to reduce water consumption.

Residents are encouraged to:

Take shorter showers

Report leaks immediately

Avoid replacing water-saving fixtures

Even small leaks can significantly increase water usage and utility costs.



Ventilation Systems

Each apartment includes ventilation fans in kitchens and bathrooms that vent directly to the exterior of the building.

Residents should operate bathroom ventilation fans while showering to:

  • Reduce humidity

  • Protect interior finishes

  • Reduce load on air conditioning systems



Sustainable Construction Features

Additional sustainability features incorporated into the building include:

  • Construction waste diversion through recycling

  • Highly reflective roofing to reduce heat absorption

  • Low-VOC paints and coatings to improve indoor air quality



Vapor Barriers

Residents should not install vapor barriers or wallpaper on exterior walls, as this may trap moisture and contribute to mold growth.



Monitor Your Energy Usage

Trinity Estancia residents receive electric service through Pedernales Electric Cooperative (PEC).

PEC offers online tools and resources that allow residents to track electricity usage and manage their energy consumption. Monitoring your energy usage can help you understand your electricity patterns and identify opportunities to reduce consumption and lower your utility bill.

Residents can access their account and monitor electricity usage through the PEC SmartHub portal or mobile app. Visit: https://www.pec.coop

The PEC SmartHub platform allows residents to:

·        Track daily and monthly electricity usage

·        View billing and payment history

·        Set usage alerts and notifications

·        Manage account settings and automatic payments

Using SmartHub can help residents stay informed about their energy usage and make adjustments to improve energy efficiency throughout their home.

For more information about electric service, billing, or energy-saving programs, residents can visit the Pedernales Electric Cooperative website or contact PEC customer service directly.

 


 

Non-Smoking Community

Trinity Estancia is a non-smoking community.

Smoking is prohibited:

  • Inside residential units

  • Inside buildings

  • Throughout the entire property

Violations may result in fines, lease violations, or eviction proceedings.



Pet Etiquette

Residents must clean up after their pets at all times.

Dog waste stations are provided throughout the property for convenience.

City ordinance requires:

  • Cleaning up pet waste immediately

  • Keeping dogs on a leash at all times

Pets may only be off-leash in designated areas such as the Dog Park.



Integrated Pest Management (IPM)

Pests can carry disease and should be reported immediately.

If you notice ants, insects, rodents, or other pests, contact the management office as soon as possible.

Pests are not necessarily a sign of poor housekeeping and can occur in any home.

Residents should avoid using toxic pesticides, such as aerosol sprays or mothballs.

Instead, use safer options such as:

  • Borax

  • Baits

  • Traps


Preventing Pest Problems

The best pest control strategy is prevention.

Residents should:

  • Clean food spills immediately

  • Keep kitchens clean

  • Sweep floors regularly

  • Rinse bottles before recycling

  • Take out trash and recycling regularly

  • Minimize clutter and paper piles

Carefully inspect used furniture before bringing it into your apartment, as bed bugs are often introduced through second-hand items. If bed bugs are suspected, contact management immediately.

Pest Control Service

Trinity Estancia partners with Eco Team Pest Control, which services the property every Friday.

If you would like pest control service in your apartment, please:

  • Submit a work order through the resident portal, or

  • Call the leasing office to schedule service.

Submitting requests in advance helps ensure that your apartment can be added to the upcoming service schedule.

 



Green Housekeeping

Using environmentally friendly cleaning products can help create a healthier indoor environment.

“Green” cleaning products avoid harmful volatile organic compounds (VOCs) and reduce outdoor smog pollution.

Recommended Cleaning Practices

Residents are encouraged to:

  • Sweep and mop floors weekly.

  • Vacuum carpets regularly.

  • Wash dishes and kitchen surfaces daily.

  • Clean spills immediately.

  • Use baking soda or borax for stains.

  • Open windows when weather allows for fresh air.

  • Clean range hood filters regularly.

  • Avoid abrasive cleaning tools.

  • Replace sponges and cleaning cloths regularly.

  • Never mix cleaning chemicals.

  • Dispose of chemical products properly.
